The project presents an urban composition that breaks down the mass, dividing a substantial volume into permeable, visually lighter forms that integrate seamlessly with the surrounding context. The building’s presence is never diminished; rather, it is translated into personality through the dynamic arrangement of volumes.
The facade rhythm, along with the push and pull of structural forms, brings vitality and life to the composition.
At the ground level, a publicly accessible platform connects the complex to the urban fabric, hosting social and commercial functions with light, transparency, and rhythm. Above, residential volumes of alternating heights rise, creating balance and visual interest. Strategic setbacks provide terraces and shared spaces, enhancing daily experiences and interactions.
The design also includes a veranda overlooking landscaped areas, fostering relaxation and a connection with nature, the
sky, and its reflections. Strategic voids and passageways act as experiential tunnels, not only serving functional circulation but also framing everyday human interactions, moments, and rhythms within the complex.
The building is situated in a rapidly developing urban area near the former Aviation Field in Tirana, one of the city’s emerging poles of densification and regeneration. The context is characterized by a mix of existing structures and new interventions, where public spaces, road networks, and high-rise developments require a careful and responsive design approach.
The proposed project is articulated as a dynamic volumetric composition, breaking monotony through rhythms, terraces, and
integrated greenery at every level. Green terraces and communal spaces foster continuous interaction between residents and the urban environment, while the orientation of the building and volumetric setbacks enhance daylight, ventilation, and contextual identity.
This new composition contributes to the architectural quality of the area, maintaining a balance between urban density and the integration of nature into everyday living.
