This project envisions a modern logistics warehouse within a property of 10,700 m², designed to combine efficiency and functionality. The building footprint covers 6,346.6 m², with a total above-ground construction area of 8,078.6 m². With a land-use coefficient of 59% and a development intensity of 0.75, the structure is optimized for logistic operations while remaining within urban planning parameters. The warehouse reaches a maximum height of 14 m and integrates 141.5 m² of green areas, ensuring both operational performance and environmental consideration.
